Ready for the Jerde magic?

WITH the put idea for the I-City Selangor project expected to roll out next month, the design team at Jerde Partnership is now in full gear to get the plans together and unveil its maiden signature "place-making" project to Malaysians.

Although just six weeks into the design process and too early to say what the final concept will be, one thing for sure is that the team is set on unleashing its winning formula: Building communities and places for people to gather, meet and interact.

"What we have here is an opportunity to break the mould and to create something different," Jerde Partnership chairman and founder Jon Adams Jerde told a group of visiting Malaysian journalists who recently called on his Ocean Front Walk office in Venice, California.

Explaining the design concept, he said: "We are creating a spatial environment that is unique to the site and to the socio-cultural setting of the location.

"I-City is not just about retail or any particular use. More importantly, it is about how the whole planning goes into attracting people and about how they feel."

To create the right experience for the country's multi-ethnic society, Jerde said he would look at I-City like a bouquet of flowers with roses, lilies and daisies.

"I’ll mix them up, intertwine them to form a beautiful bouquet for the people to appreciate and admire."

According to I-Bhd chief executive officer Eu Hong Chew, by integrating the various development components, Jerde's concept of place-making is more than just physical layout.

"It also creates a sense of community through a meaningful layout that will allow people to move about within the township easily."

Going by Eu's upbeat plans, I-City will be a fusion of Fremont Street Experience and Bellagio in Las Vegas, Nevada; Universal CityWalk in California; Horton Plaza and Del Mar Plaza in San Diego; and Fashion Island in Orange County; and Cybercentre in Hong Kong.

He said I-City would be a potential catalyst to promote greater community interaction that extended beyond the project boundary.

"It will be a showcase of what Jerde stands for – creating communal spaces where people from near and far get together," Eu said.

As the master planner for the whole I-City development, he said Jerde's team would come out with the concept for each component to ensure consistency.

"The focus will be on the retail centre to create a sense of place and total community environment as he deemed fit.

"The project is unique by itself where the intelligence element will connect the retail, entertainment, recreation and residential precincts. Each component will be designed to fit the other one," Eu said.

Jerde Partnership director of planning, Alexander Desbulleux, said I-City would be a very successful ICT-based urban centre serving the various communities – industrial, residential and community neighbourhoods that would prompt the creation of other town centres.

Desbulleux said apart from the planning and the look, landscaping would be used to help in the people-pulling effort.

Armed with the knowledge of what retailers want, the design will be one that the target market will find effective for their use.

"The outcome is a combination of indoor and outdoor environments... a spatial environment that is unique to the site and to the socio-cultural setting of the location," he added. The design team could also leverage on the site’s natural attributes – a natural hill on the northern boundary and a river (Sungai Rasau) on the southern boundary.

A lake within the project site also provides a major creative alternative for the Jerde designers.

Jerde said: "Think of sunset around the lake with people and restaurants around while residents from other villages are listening to music or taking a walk at I-City. It may be the making of something bigger than a town centre."

Eu said I-City's retail component would not be a stereotype mall.

"We want it to be different, yet integrate all the components we will introduce so that the entire development will become a vibrant centre."
